There are buyers and there are renters.  Regardless of where you fall, all Miami Beach condos including ICON condo are susceptible to the effects of hurricane season which coincidentally is in full swing right now.  Depending on whether you own or rent, the responsibilities you have may vary slightly but it's important to remain on top of these important precautionary tips.

If you own an ICON condo unit, make sure you have access to hurricane shutters for your unit, especially if you have customary features like sliding glass doors and floor to ceiling windows.  This becomes even more important if you live on one of the upper floors of a building as winds are stronger the higher you are.  Renters usually have to take the do-it-yourself approach when it comes to hurricane preparedness, use the same precautions you would if you owned a home.

If you don't already have renters or condo insurance for your ICON South Beach condo, strongly consider buying as it could be a huge money saver even after hurricane season has come and gone.  On that note, also make sure that your condo association has adequate insurance.

Do you know who Sir Richard Branson is?  You probably do; he's the billionaire entrepreneur behind the Virgin brand, a name which most recently has made headlines for its highly ambitious Virgin Galactic spaceflights.  Well, Mr. Branson recently stopped not too far from the ICON Miami Beach condo over at the Mondrian and it wasn't necessarily to plug his latest ambitious effort.

Twenty five years ago, Virgin Atlantic's first flight arrived right here in South Florida, all the way from London.  Since then, over four million people have used the airline which focuses on offering competitive and a “fun” experience.  Although the majority of passengers are largely from the UK, chances are some current and former residents of the ICON South Beach may have traveled on the airline at some point.  Since its original flight, the airline now flies to thirty additional destinations, most recently Cancun.

The ICON condo may also have a new Virgin sibling in the form of a hotel.  Sure enough, Virgin Hotels is already underway and a site within Miami Beach is already being planned with construction to begin within twelve to eighteen months.

Condos like ICON Miami Beach are generally a “safe bet” when it comes to buying a condominium home.  Just like you would a traditional single family home, there are things you should be aware of regardless of how highly regarded a condo may be.  Nowadays, the risks of buying a condo are much more prevalent.

Even if you're considering buying a unit in the ICON condo, take a look at the minutes during association board meetings.  There may common problems that several owners are not pleased with which could affect your decision or perhaps impending projects you weren't aware that could also sway your decision.

Another important thing to look into is the existing delinquency rates. If several owners aren't making their association payments, there may be an underlying problem such as an association that's underfunded or a large portion that are unhappy for whatever.

Generally speaking, these problems aren't likely to be found at a building ICON but the more you know, the less problems that may arise when you're out searching for the right Miami Beach condo to call home.

Practically everyone knows the popularity of Miami Beach condos as places to stay during the annual spring break season.  Well known buildings like ICON South Beach stand alongside other perennial favorites like the Gansevoort which offer rental options.  For those who have never experienced spring break in South Beach, finding a hotel is proving to be a less than seamless process due to a few unsavory characters.

Scammers are preying on people from out of town by advertising Miami Beach condos that simply don't exist.  The problem is the people who prepay for these fake buildings don't find out that there's no such thing as a “178 Ocean Drive” condo until after the money's gone.  Often the scammers use popular albeit riskier websites like Craigslist to advertise these places.

If you won't be staying at a building like ICON Miami Beach which has a solid and well known reputation, it may be a good idea to do a little research about the building(s) in question.  A simple web search can help you determine whether or not the place being mentioned is actually a building or a street corner falsely posing as one.
